Over time, those substances begin to break down the integrity of the asphalt, leaving it prone to developing potholes. It is especially encouraged for parking lots and residential driveways, which tend to see the bulk of fluid spills and leaking. Even though you’re not likely to see significant vehicle damage from potholes in parking lots (unless they’re gigantic), you do create the opportunity for tripping hazards and the resulting legal claims that could follow.

Be Sure to Sealcoat

Sealcoating is extraordinarily effective at preventing the breakdown of asphalt. Cracks in asphalt pavement are inevitable over time. Sealcoats contain bitumen (a petroleum substance) or acrylics. These substances are then mixed with water, silica sand, polymers, and other fillers or solids. It remains in a viscous liquid form until applied with a brush, a sprayer, or squeegees. As the product coats the asphalt pavement, it seals cracks and provides a protective barrier that keeps water from penetrating the substrate and creating even more damage. It’s also far more cost-effective than a complete asphalt replacement. If performed regularly, sealcoats can extend their life by many years.
